An industry report issued on Thursday revealed that rents in Dubai increased 26.6% from the previous year’s figures. With estimated yearly rates now approaching Dh90000 for apartments and Dh260000 for villas. “Rental rate growth in Dubai has reached record levels… with villas and apartments rents rising by 26.7 % and 25.5 %, respectively, (in the 12 months to September 2022),” stated Taimur Khan, head of research for Mena at CBRE in Dubai.

Khan noted that 22.6% of the apartment communities in the emirate. Moreover, 96% of villa neighborhoods had higher rents in September than they did in the same period five years prior.

“In the condo and villa neighborhoods that we track, rents in respective communities are now sitting above their last peak in 6.5% and 28.0% of these communities.” He warned that this increase could “very significantly” start to affect the city’s affordability.
